StudioKIA was founded by Rajiv and Sabeena Khanna as a multidisciplinary architectural studio grounded in rigour, curiosity and the conviction that design should elevate human experience. For over four decades, the studio has worked across the full spectrum of the built environment—from individual buildings to large-scale masterplans, and across residential, commercial, hospitality, institutional, educational and healthcare projects. While its methods have evolved from drawing boards to digital environments, its purpose remains constant: to create places that are intelligent, enduring, adaptable and deeply responsive to the people and communities they serve.

Continuity / EvolutionHistory
Rajiv and Sabeena Khanna founded StudioKIA in Delhi-NCR in 1983. What began as an independent design studio has evolved into a multidisciplinary practice working across residential, urban development, hospitality, education, healthcare, public institutions and infrastructure in India and internationally. Through every evolution, its principles have remained constant: contextual response, collaboration and the conviction that architecture must belong to its place.
Future
Today, a new generation of leadership is carrying StudioKIA forward. Led by Himanshu Khanna, the practice is expanding its presence across India and the UAE, bringing architecture into closer dialogue with development, finance, technology and long-term asset performance. It is an evolution grounded in continuity—drawing on four decades of design knowledge while embracing new tools, wider capabilities and a global outlook.

Leadership / 04
A Chandigarh College of Architecture alumnus, Rajiv has led StudioKIA across architecture, design, management and real estate for more than four decades. His work spans master planning, residential, mixed-use, hospitality, institutional and educational projects, united by a belief that every design must respond specifically to its site, purpose and people.
An architect, author, juror, curator and mentor, Sabeena graduated with honours from Chandigarh College of Architecture and received both the Le Corbusier Gold Medal and the University Gold Medal. Her design leadership is grounded in context, aesthetic clarity and the idea that architecture is both storytelling and innovation.
Architect and developer Himanshu leads StudioKIA and its UAE practice, BOLDArch, into its next phase. His focus brings design, development strategy, global collaboration and long-term project performance into one integrated conversation.
